'The Selling Window'
- Commercial property generally has fewer potential buyers than residential property. It's more specialized.
- When the FOR SALE sign goes up, a "selling window" exists. Early Buyer interest is the highest
- Unfortunately there is know way of knowing how many potential Buyers drove past the property and didn't call due to the property's appearance.
- To take advantage of this early"selling window" the property must be ready to show.
- Neglecting maintenance items such as a leaky roof, water marks on ceiling tile, HVAC and furnace, landscaping, trash removal, dirty carpets and floors, holes in walls, dirty or broken windows, dirty and inoperable bathroom fixtures, dirty walls, broken light fixtures etc. WILL COST YOU MONEY!
- Buyers won't overpay for property. They total estimated clean up and remodeling costs and subtract them from their offer.
- Leave all the utilities on! You can't buy what you can't see.
- Until the property is sold, the Seller MUST maintain the property.
- It doesn't cost...it pays.
